Unit A at London Brentwood Commercial Park, strategically located just three miles from M25 Junction 29, was developed as the flagship headquarters and logistics centre for Wayland Games, Europe’s largest independent retailer of tabletop gaming products. Finesse, based in London, United Kingdom, was appointed to deliver comprehensive building physics services that ensured compliance with energy performance standards and supported the project’s ambitious sustainability goals.

Objectives

  • Ensure full compliance with Part L of UK Building Regulations.
  • Attain EPC A+ and BREEAM Excellent certifications.
  • Minimize operational carbon emissions.
  • Enhance occupant comfort through effective thermal and daylighting design.

Scope of Work

  1. Part L Calculations
Zenko delivered DSM assessments to verify compliance with Part L, focusing on minimising energy use through efficient systems, fabric performance, and renewable energy integration.
  2. Building Physics & Energy Modelling
A holistic energy model was developed to analyse the interaction of mechanical systems, building fabric, solar gain, and internal loads.

Outcomes

  • Regulatory Compliance:
The unit achieves full compliance with Part L, supported by robust documentation and efficient, regulation-aligned design features.
  • Sustainability Strategy:
The unit contributes toward the overall BREEAM Excellent target, with strong performance in thermal comfort, daylight access, and passive design measures.
  • Carbon and Energy Efficiency:
A passive-first approach, supported by appropriate low and zero carbon (LZC) technologies, has reduced both capital and operational carbon for the unit—supporting long-term environmental and cost benefits.
  • Occupant Wellbeing:
Enhanced thermal and visual comfort within the unit promotes a healthy, productive environment—adding to its long-term marketability and user satisfaction.
  • Future-Ready Performance:
Operational energy modelling provides a realistic projection of the unit’s energy use, helping the client align with future building regulations and net-zero performance targets.

Conclusion

Zenko played a critical role in delivering a high-performance, sustainable facility that supports Wayland Games’ operational needs and long-term environmental strategy. Through precise modelling, rigorous compliance assessments, and occupant-focused design, the project stands as a benchmark for modern, energy-efficient logistics facilities in the UK.
