Unit A at London Brentwood Commercial Park, strategically located just three miles from M25 Junction 29, was developed as the flagship headquarters and logistics centre for Wayland Games, Europe’s largest independent retailer of tabletop gaming products. Finesse, based in London, United Kingdom, was appointed to deliver comprehensive building physics services that ensured compliance with energy performance standards and supported the project’s ambitious sustainability goals.

Objectives

• Ensure full compliance with Part L of UK Building Regulations.
• Attain EPC A+ and BREEAM Excellent certifications.

Scope of Work

1. Part L Calculations
   Zenko delivered DSM assessments to verify compliance with Part L, focusing on minimising energy use through efficient systems, fabric performance, and renewable energy integration.
2. Building Physics & Energy Modelling
   A holistic energy model was developed to analyse the interaction of mechanical systems, building fabric, solar gain, and internal loads.
